What is bare walls coverage?<\/b><span style=\"font-weight: 400;\"> \u201cThink of \u2018bare walls\u2019 coverage as the wall surface, either with a coat of paint or unfinished,\u201d says Burke, \u201cwith the association covering anything behind that wall surface, below the floor finish, and above the ceiling such as the framing, wiring, insulation, and plumbing.\u201d It can also cover <\/span><a href=\"https:\/\/www.investopedia.com\/terms\/b\/bare-walls-coverage.asp\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">shared structures<\/span><\/a><span style=\"font-weight: 400;\"> such as entryways and firewalls.\u00a0<\/span><\/p>\n<p><b><i>What\u2019s important to know:<\/i><\/b><span style=\"font-weight: 400;\"> Bare walls coverage is taken out by the community\u2019s association and<\/span><i><span style=\"font-weight: 400;\"> doesn\u2019t <\/span><\/i><span style=\"font-weight: 400;\">cover damage to any of the finishes in the unit or personal property.<\/span><\/p>\n<p><b>2. What is single-entity coverage?<\/b><span style=\"font-weight: 400;\"> Single-entity coverage, also known as<\/span> <a href=\"https:\/\/sharpermanagement.com\/2021\/02\/insurance-walls-in-vs-walls-out\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">studs-in or walls-in insurance coverage<\/span><\/a><span style=\"font-weight: 400;\">, is more comprehensive than bare walls coverage, covering what was there when the unit was built, according to Burke. This includes damages that occur to the original finishes: flooring, cabinets, and fixtures.<\/span><\/p>\n<p><b><i>What\u2019s important to know: <\/i><\/b><span style=\"font-weight: 400;\">Single-entity coverage held by the community\u2019s association will repair to match what was originally there when the unit was built. It doesn\u2019t cover any <\/span><a href=\"https:\/\/www.usnews.com\/insurance\/homeowners-insurance\/condo-insurance\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">upgrades<\/span><\/a><span style=\"font-weight: 400;\"> that may have been made by the homeowner in the meantime, such as replacing carpets or cabinets. These expenses would not be covered by an <\/span><span style=\"font-weight: 400;\">HOA\u2019s walls-in coverage<\/span><span style=\"font-weight: 400;\"> and would be left for the homeowner to pay.\u00a0\u00a0\u00a0<\/span><\/p>\n<p><b>3. What is all-in coverage? <\/b><span style=\"font-weight: 400;\">\u201cAll-in coverage held by the community\u2019s association will cover what is present when the damage occurs,\u201d Burke shares. This includes any upgrades the homeowner has made to the unit\u2019s finishes.\u00a0<\/span><\/p>\n<p><b><i>What\u2019s important to know: <\/i><\/b><span style=\"font-weight: 400;\">While the current finishes are covered, all-in coverage doesn\u2019t include damage to personal property. The homeowner would need to have their own coverage for that.\u00a0<\/span><\/p>\n<p><b>4. What is the biggest misconception about these three coverages? <\/b><span style=\"font-weight: 400;\">Burke feels that homeowners get hung up on where the loss occurred.
